Services are tailored to the needs of each client and assignment without requiring the expense or commitment of adding a full-time construction professional.

CONSTRUCTION MANAGEMENT

Open-book construction management for residential and light-commercial projects. Services may include project planning, budgeting, scheduling, contractor and subcontractor coordination, meeting participation, quality observations, progress monitoring, documentation, and regular owner communication.

Direct project costs remain transparent, with no hidden markup on contractor, subcontractor, supplier, or material costs. Owners contract directly with contractors and vendors while Wyres Construction Services manages and coordinates the overall process.

OWNER’S REPRESENTATION

Independent owner-side guidance and oversight focused on protecting the owner’s interests. Services may include contractor coordination, meeting participation, progress monitoring, schedule and quality observations, payment and change-order review, problem solving, and clear communication throughout the project.

PROJECT ASSESSMENT & RECOVERY

Evaluation of delayed, over-budget, incomplete, disputed, or underperforming projects. We document current conditions, identify priorities and obstacles, review available project information, and help develop a practical path toward completion.

FIELD, PROGRESS & LENDER INSPECTIONS

Independent site observations, photographic documentation, visible quality observations, progress verification, and concise reporting for property owners, lenders, investors, insurers, and other project stakeholders.

BUILDING & PROPERTY ASSESSMENTS

Practical field-based reviews of buildings and properties to document visible conditions, maintenance concerns, construction issues, repair needs, damage, and potential areas requiring further evaluation.

CONSTRUCTION DEFECT & DAMAGE REVIEWS

Independent observation and documentation of visible construction defects, damage, incomplete work, and repair concerns. Services may include repair-scope assistance and practical construction analysis for owners, insurers, attorneys, and other stakeholders.

SCOPE, COST & CHANGE-ORDER REVIEW

Independent review of proposals, estimates, allowances, invoices, project scopes, and change orders for completeness, reasonableness, omissions, duplication, unclear pricing, and construction concerns.

PRECONSTRUCTION & CONSTRUCTABILITY REVIEW

Early review of plans, specifications, scope, sequencing, budget assumptions, and buildability to identify potential gaps, conflicts, and project risks before construction begins.

CLOSEOUT & PUNCH-LIST SUPPORT

Completion observations, punch-list development, documentation follow-up, review of outstanding work, and final coordination assistance to help owners bring projects to an orderly close.

FLEXIBLE ENGAGEMENT OPTIONS

Services are available through project-based assignments, fixed-fee assessments, scheduled site visits, hourly consultation, monthly retainers, fractional owner-representative support, and remote advisory work when appropriate.

Wyres Construction Services represents the owner—not the contractor. Contractors and vendors remain responsible for their work, means and methods, jobsite safety, code compliance, licensing, permits, and warranties.
